Before you list
- Choose a licensed agent. Texas real estate agents and brokers are licensed by the Texas Real Estate Commission (TREC); you can look up a licence on its site.
- Gather documents: deed, survey, mortgage payoff details, HOA documents, warranties and permits for past work.
- Check your property record and exemptions with the Dallas Central Appraisal District. Property taxes are usually prorated between buyer and seller at closing; your title company will show this on the settlement statement.
- Decide on repairs. See our pre-listing repairs guide.
Disclosures
- Texas Property Code Section 5.008 requires most sellers of a single-family home to give the buyer a written seller’s disclosure notice. TREC publishes a Seller’s Disclosure Notice form. Some sales, such as certain foreclosures and estate sales, are exempt; ask your agent or attorney.
- If the home was built before 1978, federal law requires a lead-based paint disclosure.
Listing to closing
- Texas has no state real estate transfer tax. Closings are commonly handled by a title company; title insurance in Texas is regulated by the Texas Department of Insurance.
- Expect a buyer inspection during the option period, followed by repair requests or negotiation.
- Book movers for closing day. See the Dallas moving checklist.
