Before you list
- Choose a registered agent or brokerage. Real estate agents in Ontario are registered with RECO (Real Estate Council of Ontario); you can search the public register on its site.
- Book a real estate lawyer early. In Ontario, a lawyer registers the transfer and handles the closing funds; find one through the Law Society of Ontario directory.
- Gather documents: your deed or transfer, mortgage statement, property tax bills, utility bills, warranties and any building permits for past renovations.
- Decide on repairs. See our pre-listing repairs guide for what usually needs a permit in Toronto.
- Plan staging and cleaning. See staging and cleaning.
Listing and closing
- Agree the listing price and commission with your agent in writing.
- Confirm what’s included: photos, floor plans, staging, marketing.
- Review offers with your lawyer before you sign anything.
Costs and quotes
We don’t show contractor prices because we haven’t found a reliable public source for Toronto, and we won’t make one up. Get at least two written quotes for repairs, staging, cleaning and moving.
Lynknester licence-checks pros in licensed trades against the official register before they are matched to jobs. We don’t verify insurance — ask your pro for their certificate. This page is general information, not legal or tax advice; confirm details with your agent, lawyer or the linked official source.
